Repair or replace
A leak, a cracked tile, a missing shingle or a note on a home inspection does not automatically mean the whole roof is done. The better question is whether the roof still has useful life in it, or whether the same problem is going to keep coming back.
We look at the roof as a system before we recommend anything. One flashing problem is a repair. A few damaged shingles is a repair. Repeated leaks, wear across the whole roof, failing underlayment under tile, or storm damage in several places change the conversation, and we will say so.
Where we work
Roof problems here usually come down to where the house sits, how much tree cover hangs over it, how old the roof system is, and how it handles a summer downpour. A lakeside home in Sanford has different issues from a 1990s subdivision in Oviedo, and a shaded lot in Longwood has different ones again.

Usually only when the damage was sudden, like wind or a fallen limb, and not when the roof simply wore out. Age matters too: many Florida policies limit or refuse coverage on older roofs, and some carriers ask for a roof inspection before they will renew.

It depends on what failed. Resealing flashing around a vent is a small job. Replacing a section of underlayment under tile is not. The honest answer comes after someone has been on the roof, which is why the inspection is free and the estimate lists the work line by line.

Yes. A roof replacement in Seminole County needs a building permit from the county (or the city, inside city limits) and a final inspection before the job is closed out. Many repairs need one too, depending on size.
We pull the permit as the licensed contractor. You should never be asked to pull your own permit for a roofer's work; that is a sign the company is not licensed for the job.
The Seminole County Building Division sets the fee, and it scales with the value of the job, so there is no single number. It is a small part of a roof replacement and it appears as its own line on our estimate, so you can see it before you sign anything.
The state has run the My Safe Florida Home program, which has paid for free wind mitigation inspections and, when funded, matching grants for wind-hardening work such as roof upgrades. Funding opens and closes, and eligibility rules change, so check the program's current status before counting on it.
