...is for when you know or suspect work is coming: a leak that needs repair, a roof near the end of its life, storm damage, or a replacement you're planning and pricing. You get a written price for specific work.

...is for when you need answers first: an insurance letter, a home purchase, or a roof you just aren't sure about. You get an honest read on the roof's condition before any talk of work.

What Your free Estimate will Include

The scope, in plain English

What's being repaired or replaced, and why. If it's a repair, what we found. If it's a replacement, what's coming off, including how many layers, because a second layer changes the work and the price.

The materials, by name

The specific products going on your roof, not just "architectural shingles" or "tile." Different products carry different wind ratings and lifespans, and you deserve to know which one you're buying.

The stuff other quotes hide

Decking that turns out to be rotten under the old roof. Permit handling. Cleanup and haul-off. These become "surprise" charges on vague quotes. On ours, they're addressed up front.

The warranty & Our license

Every roof we build comes with a workmanship warranty, in writing, on top of the manufacturer's material coverage. Florida Certified Roofing Contractor, License #CCC1332678. It's on the estimate and you're welcome to verify it.

What Affects the Price of Roof Work in Orlando

No honest roofer can price your roof from the street, and you should be suspicious of anyone who tries. Here’s what actually moves the number:

Tile, shingle, and flat or low-slope roofs are different jobs with different materials, and Central Florida homes have all three, sometimes on the same house.

Size, pitch, and complexity

Steeper roofs, multiple levels, valleys, and features like chimneys and skylights add labor and flashing work.

What's under the surface

Layers of old roofing, the condition of the decking, and hidden water damage can't be fully known until the work starts. A good estimate tells you how those discoveries will be priced if they show up, so the number doesn't mysteriously grow later.

Repair vs. replacement

Sometimes a leak is a flashing fix, not a new roof. A roof problem does not automatically mean a replacement, and we'll tell you when the smaller job is the right call.

We recently had a tile roof replacement done by Doug and team. Doug had our best interests at heart from the beginning. Provided other options for consideration besides roof replacement which we appreciated. Provided detailed explanation of the process including that he would be on-site. Pricing was very fair.
