A repair may be all you need

Trouble in one area usually gets fixed, not replaced. We check the rest of the roof while we're up there.

It may be time to replace

Leaks in several places or soft decking usually mean the layers under the roof are worn out, and patches won't hold. You'll see photos of what we find.

Straight answers

We won't sell you a roof you don't need

Sometimes the honest answer is a repair instead of the replacement someone else quoted you. You'll see photos of what we found either way.

  1. Repair it

Trouble in one area, and the rest of the roof has years left. See roof repair.

  2. Restore it

Worn tile or shingles in spots, with sound layers underneath. Fixing what's worn buys time. See roof restoration.

  3. Replace it

The underlayment or decking is failing across the roof. Patching only delays it.

What customers said after a replacement

We recently had a tile roof replacement done by Doug and team. Doug had our best interests at heart from the beginning. Provided other options for consideration besides roof replacement which we appreciated.

We recently needed a new roof due to insurance cancellation and couldn't be happier with the results. The team was professional, punctual, and kept the work area clean throughout the process.

By roof type

Shingle, tile and flat roof replacement

Roofer kneeling on a partly shingled roof, with rolls of underlayment and bundles of shingles beside him

Shingle roof replacement

Shingle is the lighter, quicker roof to replace. What goes under the shingles matters as much as the shingles you pick. Ask about:

  • Tear-off to the deck
  • Deck re-nailing
  • Underlayment type
  • Drip edge and flashing

Tile roof replacement

Concrete and clay tile often outlast the underlayment under them, so a tile roof can look fine and still leak. Older tile can be hard to match. Ask about:

  • Underlayment type
  • Tile profile and color
  • Hips and ridges
  • Wall and valley flashing

Flat and low-slope roof replacement

Flat roofs fail where water sits. A replacement is the chance to fix low spots and drainage along with the membrane. Ask about:

  • Low spots and drainage
  • Membrane type
  • Edges and flashing
  • Rooftop equipment

Ask any roofer this before you sign

We don't work on metal roofs or gutters.

Florida rules

Florida rules that change a re-roof

These come up on a lot of replacements. Here's the short version.

  • A re-roof needs a permit

The building department issues it and inspects the work. A roof replaced without one can cause trouble when you sell or file a claim.

  • The 25% rule for older roofs

Repair or replace more than 25% of an older roof in 12 months and the whole roof has to meet today's code.

  • Newer roofs are exempt

If the roof went on under the 2007 Florida Building Code or later, only the part being fixed has to meet today's code.

  • Under 15 years old

Your insurer can't refuse or drop you just because of the roof's age.

  • 15 years or older

You can get an inspection first. If it shows at least five years of life left, age alone isn't grounds to drop you.

  • Hurricane season

It runs June through November. Permits and scheduling take time, so plan ahead of it.

How it works

  3. You get a straight answer

Repair, restore or replace, with the photos that show why.

  4. You get the price and decide

The price comes before any work starts.

  5. The permit, then the new roof

The permit goes in first. Greg, one of ORT's owners, is out on the jobs himself.

  6. Cleanup and final inspection

We clean up the yard and driveway (here's what that should look like), and the final inspection closes out the permit.

Questions

Roof replacement questions we get most

Do you need a permit to replace your roof in Florida?

Yes. A roof replacement needs a building permit from your city or county, and the building department inspects the work. A roof replaced without a permit can cause problems when you sell the house or file an insurance claim.

What is the 25% roof rule in Florida?

Under the Florida Building Code, if more than 25% of a roof section is repaired or replaced within 12 months, the whole section has to be brought up to current code.

Since 2022, state law (section 553.844(5), Florida Statutes) makes an exception. If the existing roof was built or replaced under the 2007 Florida Building Code or later, only the part being repaired or replaced has to meet current code.

Will insurance cover a 20 year old roof?

It depends on your insurer and your policy. Florida law (section 627.7011, Florida Statutes) says an insurer can't refuse or drop a homeowner's policy just because the roof is under 15 years old.

Once a roof is 15 or older, you have the right to an inspection by an authorized inspector first. If it shows at least five years of useful life left, the insurer can't refuse you over the roof's age alone. How a claim on an older roof gets paid depends on your policy, so ask your agent.

How often should a shingle roof be replaced in Florida?

There isn't a set number of years. Sun, heat, storms and attic ventilation decide how long shingles last here. Replace when the roof shows it: shingles worn bare or curling across whole slopes, leaks in more than one place, or soft spots in the deck. Insurers also start asking questions once a roof passes 15 years.

What are the downsides of having a tile roof?

Tile is heavy, so the framing has to be built for it. It cracks if someone walks on it the wrong way. And the underlayment under the tile usually wears out before the tile does, so a tile roof that looks fine can still leak.

Do you repair roofs, or only replace them?

Both. If a repair will fix it, that's what we recommend. See roof repair.
