It may be past restoring

Straight answers

Restoring isn't always the right call

It makes sense when the damage is in spots and the layers underneath are sound. When the underlayment or deck is worn out across the roof, patching the top only delays a replacement.

  1. Restore it

Damage in spots, and the roof underneath has life left. We fix what's worn and you keep the rest.

  2. Restore now, plan the replacement

The roof is aging but can stay on for now. We fix what's needed and tell you roughly how long you have.

  3. Replace it

Worn out across the roof. See roof replacement.

By roof type

Tile, shingle and flat roof restoration

Tile roof restoration

On tile, restoring means replacing broken tile, resetting slipped tile and fixing underlayment where it has failed. Older tile can be hard to match, so you see the closest options before anything goes up.

  • Cracked and broken tile
  • Resetting slipped tile
  • Underlayment sections
  • Concrete and clay

  • Pipe boots and vents
  • Flashing

Flat and low-slope roof restoration

On flat roofs, it means sealing open seams, dealing with low spots where water sits and redoing flashing around vents and equipment.

  • Open seams
  • Ponding low spots
  • Vent and equipment flashing
  • Porches, additions, commercial

What restoration can include

We don't work on metal roofs or gutters, and we don't sell maintenance plans.

  • Leak tracing and repair
  • Cracked, broken and slipped tile, concrete and clay
  • Tile underlayment sections
  • Missing and wind-damaged shingles
  • Pipe boots and roof vents
  • Wall, chimney and skylight flashing
  • Valleys
  • Soft or rotted roof decking
  • Fascia and soffit
  • Flat and low-slope patching

Insurance and roof age

Got a letter about your roof's age?

  1. Check how old the roof really is

The permit date is the best record. Your county's permit search shows it.

  2. Under 15 years old

Florida law says your insurer can't refuse or drop you over roof age alone.

  3. 15 years or older

You have the right to an inspection by an authorized inspector first. If it shows at least five years of life left, age alone isn't grounds to drop you.

  4. Fix what's worn before that inspection

Cracked tile, lifted shingles and open flashing are what an inspector writes down. That's the work restoration covers.

Your agent can tell you exactly what your insurer is asking for. Then call us.

Questions

Roof restoration questions we get most

Is roof restoration worth the money?

It is when the damage is in spots and the roof underneath is sound, because you fix what's worn and keep the rest. It isn't when the underlayment or decking is worn out across the roof. Then restoring only delays a replacement. An inspection tells you which one you have.

Can cracked roof tiles be repaired?

A cracked tile usually gets replaced rather than patched. The harder part is matching, because older concrete and clay tile can be discontinued, so you see the closest options before anything goes up. If water has been getting past the crack, the underlayment under it gets checked too.

Will homeowners insurance cover cracked tile?

It depends on what cracked it and on your policy. Damage from a storm or a falling limb is treated differently from tile that wore out with age. We photograph the damage and explain it in plain terms. Your insurance company makes the coverage decision.

More on how that works: roof insurance claims.

What kills moss on tile roofs?

A roof cleaning solution kills moss and algae, and a rinse carries it off. Tile can usually take more pressure than shingles, but too much pressure, the wrong spray angle or careless walking cracks tile. Broken tile should be fixed before anyone cleans the roof.

Our guide on power washing tile vs. soft washing shingles covers what each roof can take.

Do you offer roof maintenance plans?

No. We repair and restore roofs when they need it. We don't sell recurring plans.
