Roof Insurance Cancellation in Florida: What to Do When Your Insurer Drops You Over Your Roof
A roof insurance cancellation in Florida does not always mean a new roof. The law limits what an insurer can do over roof age, and a free inspection can show the roof still has years left.

The rules
Roof insurance cancellation in Florida: what the law allows over roof age
Most roof letters are non-renewals: no new term when yours ends. Florida’s section 627.7011(5) puts two limits on that and section 627.4133 sets the notice.
SB 808, a 2026 bill to widen the 15-year rule, died on March 13, 2026. Some pages still call it law.
Before you replace anything
Get the roof certified before you replace it
A roof certification is a written statement of how many years the roof has left. Tap a step to open it.
We do not do four-point or wind mitigation inspections. Request a free inspection.
If the roof does need work
Repair, replace part of the roof, or replace all of it
Only one of the three restarts the roof’s age.
RepairResets roof age: NoA repair fixes a leak, flashing or a run of damaged tile or shingles and keeps the roof’s date. We recommend one when it will fix the problem.
Replace part of itResets roof age: NoCitizens ages a part-replaced roof by its oldest section, so a new slope on an old roof is still an old roof.
Replace all of itResets roof age: YesA full replacement starts the clock over once the whole roof is replaced to code.
The 25% rule can turn a repair into a reroof: repair or replace 25% or more of a roof section in a year and the whole section must meet current code. Roofs built to the 2007 Florida Building Code or later, in force since March 1, 2009, are exempt. See roof repair and roof replacement.
Finding a new policy
Shop private insurers first, Citizens last
1. Private insurers first
Florida’s insurance office counted 20 new property insurers entering Florida by May 2026. Have an independent agent quote you. A few quotes can beat a new roof.
2. Citizens last
Citizens, the state-backed insurer, asks for roof papers once a roof passes these ages. A private offer no more than 20% above the Citizens price ends your Citizens eligibility.
Citizens roof age limits
- 25years, shingle roof
Older than this needs proof of 5 years of life left.
- 50years, tile roof
Concrete and clay tile. Some roofer pages wrongly say 25.
Questions
Roof non-renewal questions
Is a non-renewal the same as a cancellation?
No. A cancellation ends the policy mid-term. After the first 60 days the law allows it only for set reasons, such as unpaid premium, and the notice is shorter: 10 days for nonpayment, 20 days inside the first 60 days.
What does a new roof cost?
Size, slope, material, rotted decking and the permit move the price. A free estimate gives you your number.
Will a new roof lower my premium?
It can. Section 627.0629 makes insurers file discounts for features that cut storm loss, including the roof covering and how the roof ties to the walls. The insurer sets the size, and you claim it with an inspection form it accepts.
Should I wait for a My Safe Florida Home grant?
That is a separate state program with its own contractor list, and we are not on it. Your letter has a date and the grant may not, so ask the program before you count on it.
What if my letter is a Citizens takeout letter?
A takeout letter means a private insurer has taken your policy from Citizens. Citizens owes you only 45 days of notice for that, not 120. Compare the two before you accept.
