Roof leaking during rain: what to do first
Tap a quarter of the clock to see each of the four steps.
Catch the water
Put a bucket under the drip and move furniture, electronics and rugs out of the way.
Take photos
Photograph the ceiling, the attic if you can reach it safely, and anything that blew off the roof. Write down the date.
Stay off the roof
A wet roof is slick, and tile cracks under a wrong step.
Get it tarped
A tarp keeps the water out. A lasting repair needs dry roof boards, so it waits for a dry day. We do emergency tarping.
What to look for
Signs your roof needs repair, inside and outside
Most leaks show up inside first, and the stain is rarely right under the hole. Water runs along the roof boards and rafters before it drips, so the source is often somewhere else.
Inside the house
- Brown rings or bubbling paint on a ceiling
- Drips or damp insulation in the attic
- A musty smell or dark spots on attic wood
On the roof, from the ground
- Missing, lifted or creased shingles
- Cracked or slipped tile
- A spot that sags lower than the roof around it
Who fixes it
Who to call for a roof leak
A roofing contractor. Roofing is a licensed trade in Florida, and you can look up any roofer’s license on the state license search before a crew goes up.
- Roofer
- Finds where the water gets in and fixes it at the roof.
- Handyman
- Can patch the ceiling inside. The roof itself is a roofer’s job.
- Water damage company
- Dries out wet ceilings, walls and insulation. It does not fix the roof.
We trace the leak on a free inspection, and the price for the roof repair comes before any work starts.

Why not wait
What waiting does to a roof leak
A leak rarely stays small. Every rain adds water to the same spot before the last soaking has dried.
- Wet areas need drying within 24 to 48 hours. That is the EPA’s window for preventing mold.
- Florida humidity keeps wet wood from drying.Damp roof boards and attic wood grow mold.
- Hurricane season runs June to November.A small opening now is the one the next storm pulls wider.
Questions
Roof leaks: common questions
Does a roof leak mean I need a new roof?
Usually not. If a repair will fix it, that’s what we recommend. A new roof comes up when the roof is near the end of its life or leaks in several places. See roof replacement and roof restoration.
Does homeowners insurance cover a roof leak?
Your insurer decides that, not the roofer. Policies usually treat sudden storm damage differently from wear and age. Our insurance claims page covers the roofing side, and the tile roof claims guide goes deeper on tile.
